After the lawyer has carried out all the due diligence you will send 10% of the value of the property MINUS the reservation amount and sign the Private Purchase Contract. After this you will proceed to pay the remaining 90% at the notary when you receive the keys for your new property!

Although not legally mandatory, a property inspection is strongly advised, particularly for resale properties and villas. It can uncover any structural problems, needed repairs, or maintenance issues that might impact the property’s value or result in costly future expenses. For new constructions, it’s crucial to verify that all necessary building certifications and permits are properly secured which is carried out in the due diligence by the lawyer. 

For a quick answer, the legal side usually takes 3-5 weeks, however it can be done as quickly as 1 week to as long as 1 year, really depending on what both the owner’s and clients situations may be. 

The full home buying process in Costa del Sol typically takes around 2 to 3 months from start to finish. This timeframe includes finding the right property, making an offer, completing due diligence and finalizing the purchase. However, it can vary depending on the complexity of the transaction and any specific requirements.
